11 issues in development
Construction traffic through Windsor Creek subdivision
Residents of Tudor Trail say heavy construction trucks are using their neighborhood entrance instead of the Camer Miller entrance, damaging a sewer, streets, and parkways. The developer says the main entrance can't handle big equipment until a wider S-curve entrance is built, but committed to redirecting traffic once it's ready.
Pageant site Bank Street closure and access
The big Pageant development will close part of Bank Street through December 2028 to use it as a construction entrance while raising the road for a new water main. The board is requiring updated detour plans since Oak Street is also closed nearby.
riverfront RV park development
New Albany is converting an old petroleum storage site on the riverfront into a city-run RV park. It’s a new public amenity on land that was formerly contaminated, so the big question is whether cleanup and costs pencil out.
Sewer easement for large residential development
A developer's engineer wants the board to approve a sewer easement serving a housing development of several hundred units. Capacity was already certified, but the board held off until staff and the Board of Works review it.
Silver Street park soccer field renovations
The council approved a request for $250,000 in tourism bureau money toward a roughly $2 million synthetic turf soccer field project at Silver Street Park, with lacrosse striping and an auxiliary building planned.
Ma Cherie subdivision final plat
Two subdivisions totaling 81 lots — Rock Ridge and MaCherie Reserve — got the board's final plat sign-off. They still need county approval for the Mel Smith Road connection.
Padgett Development District Capacity Certification
The board was to certify sewer capacity for the Padgett Development District, a step that affects whether new development there can connect to the city's sewer system.
Calkin Restoration building rehabilitation
The Calkin Restoration building at 101 West Spring Street is getting exterior work on its fifth floor, requiring sidewalk closures on Spring and State streets for about two weeks using an 85-foot boom lift.
Data center moratorium
New Albany now has a one-year ban on new data center construction while the city updates its outdated zoning code, with a Planning Commission hearing expected in August. Council members debated whether the moratorium could block legitimate business uses like server rooms.
Development Moratorium
New Albany’s city council just put a one-year pause on data center development, so no new projects can move forward while the city reviews the rules. If you care about land use, tech growth, or what gets built near you, this is the moment to pay attention.

325 E. Main St. Property LLC sought approval to build four new townhomes on a vacant lot downtown — new housing in the historic district. The commission was scheduled to hold a public hearing on the design.
